The Service

What Bathroom Installation
Actually Means.

One Bracknell-based team. 15+ years of Berkshire pipework, drainage and installation work behind every job. Same-day service guaranteed across the region.

What it covers

A full bathroom installation is everything from removing the existing suite and stripping back to brick or stud, through first-fix plumbing and electrics, plastering or boarding, full waterproofing, wall and floor tiling, sanitaryware install, second-fix plumbing and electrics, sealing, decoration and final clean.

Who it's for

Homeowners ready to replace a 20-year-old suite, landlords upgrading rental stock to push rent and reduce maintenance calls, and families planning loft conversions or extensions where a new bathroom is part of the brief.

When you need it

When fixtures are failing, when tiles are crazing or grout is permanently dirty, when the layout no longer works for the household, or when an upgrade will push property value (a well-fitted bathroom typically adds 4–6% to a Berkshire home).

Why professional matters

Bathrooms are the highest-risk room in a house. Hidden water damage from a poorly sealed shower tray can rot a ceiling below before you notice. Botched electrics in Zone 1 or Zone 2 are a Part P notifiable offence. Professional installation means proper tanking, properly bonded earth, properly graded tray falls and a result that holds up for fifteen years.

What Happens If You Wait

The Job Gets Bigger.
The Bill Gets Worse.

Every plumbing and drainage problem follows the same curve — cheap to fix early, painful to fix late. Here's what the wait actually costs.

Hidden Leaks Destroy Ceilings

A shower tray installed without proper tanking and a 2-degree fall leaks invisibly through grout for months. The first sign is a brown patch on the ceiling below — by then, joists are wet and you're rebuilding two rooms.

Cheap Suites Don't Last

Builder-merchant own-brand sanitaryware looks the same on day one. Three years in, the chrome on the basin tap goes pitted, the close-coupled toilet flushes inconsistently and the shower thermostat drifts. A mid-range suite costs 20% more and lasts twice as long.

Bad Tiling Devalues The Room

Wonky grout lines, lippage on large-format tiles, mitred corners that don't meet — these are the first things buyers notice. A bathroom that looks 'fitted by a mate' actively reduces sale price. Professional tiling pays for itself on resale.

Common Mistakes We See Weekly

  • Tiling straight onto plasterboard in wet areas without a tanking membrane
  • Choosing a sleek wall-hung WC without checking joist depth for the frame
  • Ordering large-format tiles without considering whether walls are true
  • Specifying a rainfall shower without checking flow rate and pressure
  • Forgetting an extractor that meets Part F (15 l/s minimum, ducted to outside)

Our Process

Five Steps.
Every Job, Every Time.

01

Design & Specification

Free home visit. We measure, photograph, talk through how you use the room and design a layout that works for your household — not the catalogue's.

02

Fixed Quote & Schedule

Itemised written quote covering labour, materials, sanitaryware, tiles and finishes. Realistic timeline with a clear start date and a realistic finish date.

03

Strip Out & First Fix

Old suite carted away, walls and floor stripped, new plumbing routes installed in the right materials, electrics first-fixed under Part P. All hidden work photographed for your records.

04

Tanking, Tiling & Second Fix

Full SBR or membrane tanking in wet areas, decoupling matting on floors, properly graded tray falls, tiling start-to-finish, then sanitaryware fitted, sealed and tested.

05

Snag, Clean & Sign-Off

Walk-round snag list, every item resolved, deep clean, paperwork including 12-month workmanship guarantee and registered manufacturer warranties.

Why It's Worth Doing Right

Specific Outcomes,
Not Vague Promises.

One Team, No Subcontractor Chaos

The same engineers do plumbing, tiling and second-fix. Nobody waiting on anybody else, no blame-shifting when something goes wrong.

Realistic Timelines, Hit Reliably

We quote 7–14 days for most family bathrooms and hit it. No three-week jobs that turn into eight.

Properly Tanked, Properly Sealed

Wet areas tanked with a Class 1 membrane, not painted with one coat of SBR and hoped for the best. Twenty-year waterproofing, not two.

Mid-Market Quality As Standard

We don't fit own-brand budget suites unless you specifically ask. Standard spec is mid-range UK brands — Roca, Hansgrohe, Aqualisa, Mira, RAK.

Building Regs Compliant

Part F (ventilation), Part G (water), Part L (energy efficiency) and Part P (electrics) all handled. Notifications submitted where required.

Fixed Price, No Drift

If we hit something genuinely unforeseen (rotten joist, asbestos pad), we stop, photograph, agree and re-quote. We never invoice over a fixed price without a signed variation.

Technical Detail

How We Actually
Do The Work.

A bathroom installation is fifteen distinct trades stitched together in a 4 square metre room. The way they're sequenced and the materials specified determine whether the result lasts 5 years or 25.

Local Knowledge

Bracknell-based, working daily across Wokingham, Maidenhead, Windsor, Ascot, Reading, Woodley, Woking and into West London. The right kit for Berkshire soil, Berkshire pipework and Berkshire weather.

Sanitaryware We Specify

Roca, Ideal Standard, Villeroy & Boch and Duravit for ceramics. Hansgrohe, Grohe, Vado and Bristan for brassware. Aqualisa and Mira for thermostatic showers. Geberit and Roca for concealed cisterns and wall-hung frames. We avoid unbranded own-label kit — the cost saving on day one becomes a callback on year three.

Waterproofing & Tanking

Wet areas are tanked with a Schlüter-Kerdi, Mapei Mapeguard or BAL Tank-it membrane system — not SBR paint. Tray hot-spots and pipe penetrations get sealed collars. Decoupling matting (Schlüter Ditra) goes under floor tiles to absorb subfloor movement. This is the difference between a bathroom that holds up for two decades and one that leaks at year four.

Tiling Standards

All walls battened and skimmed level before tiling — we won't tile onto a wall that's 6mm out and call it 'character'. Large-format tiles back-buttered and laid with anti-lippage clips. Mitred corners where the design calls for them, with diamond polish on the cut edge. Grout colour chosen with you, not assumed.

Ventilation & Electrics

Part F-compliant extractor (minimum 15 l/s, ducted to atmosphere, not into a loft) on a humidistat or run-on timer. Zone 1 IP-rated fittings throughout. Supplementary equipotential bonding where the consumer unit and bathroom electrics call for it. All electrical work notified under Part P.

Family Bathroom vs Ensuite vs Wet Room

Family bathrooms prioritise durability and a tub. Ensuites prioritise compact layouts and reliable ventilation against the bedroom. Wet rooms require proper structural assessment (joist deflection, drainage falls), full tanking with a proven tray-former system (Schlüter Kerdi-Line, Wedi), and careful drainage routing — usually a 50mm trapped gulley to the soil stack. We do all three; the design and material specification differs significantly.

How much does a bathroom installation cost in Bracknell?

+

A full family bathroom replacement (strip-out, mid-range suite, tiling, fitting, decoration) typically runs £6,500–£12,000 depending on layout changes, tile choice and sanitaryware spec. Ensuites are usually £4,500–£8,500. Wet rooms £8,000–£15,000. Every quote is itemised and fixed.

How long will it take?

+

A like-for-like family bathroom: 7–10 working days. A layout change with moved soil: 10–14 days. A wet room with new drainage: 12–18 days. We give you the date the room is back in use, in writing, before we start.

Can I keep using my only bathroom?

+

Partly. We aim to have the toilet usable by end of day one if it's your only WC. Showering will be down for the duration of the install — many clients use a friend's, a gym, or we can rig a temporary outlet.

Do you supply the suite or do I?

+

Either. We get trade pricing on most major brands and pass it on, or you can supply your own — we'll review the spec first and flag anything that won't fit the space or hit the flow rate.

Do you tile or do you bring in a tiler?

+

We tile. The same team that does the plumbing does the tiling. No coordination gap, no blame-shifting if a sealant line fails.

Will you handle Building Control if I need it?

+

Yes. New bathrooms in previously non-bathroom spaces (loft conversions, extensions) need notification. We handle it.

What's covered by the guarantee?

+

12 months on all workmanship — fittings, seals, tiling, plumbing connections. Manufacturer warranties on sanitaryware (typically 5–25 years) are registered in your name. If anything moves, leaks or fails within the workmanship period, we come back and fix it free.

How do I pay and when?

+

Bank transfer or card on completion for one-day jobs. Larger installs run on a clear schedule — deposit to secure the slot and order materials, a stage payment when first fix is complete, and the balance on sign-off. No cash-only nonsense, no pressure to pay before the work is signed off.

Are you fully insured?

+

Yes. Overflow Plumbing & Drainage Ltd (Company No. 12427151) carries full public liability and employers' liability insurance. Certificates are sent across with your quote on request — landlords and letting agents usually want them for their files.

Do you cover my postcode in Berkshire?

+

Yes — Overflow is based in Bracknell (RG12) and we run bathroom installation work daily across Bracknell, Wokingham, Maidenhead, Windsor, Ascot, Reading, Woodley, Woking and into West London. If you're inside the M25/M4 corridor, you're in our patch. Call 07949 996627 and we'll confirm an arrival window on the call.
