The Service

What Drainage
Actually Means.

One Bracknell-based team. 15+ years of Berkshire pipework, drainage and installation work behind every job. Same-day service guaranteed across the region.

What it covers

Drainage is everything from the gully outside your kitchen window to the lateral that runs under your lawn to the public sewer in the street. We unblock, survey, repair, reline and rebuild the lot — domestic single-stack systems, shared run drainage between terraces, commercial interceptors and below-ground stormwater networks.

Who it's for

Homeowners with a sink that's slow or a manhole that's surcharging, landlords dealing with repeat blockages, property managers needing scheduled jetting, conveyancers wanting pre-purchase drain surveys, and commercial sites with a maintenance schedule to keep.

When you need it

Today, if you've got water backing up out of a gully or a toilet. Within the week, if drains are slow or smelling. Annually, if you've got mature trees within 5 metres of the run — root ingress is the single biggest cause of collapsed drains in Berkshire.

Why professional matters

Drainage failures escalate. A partial blockage today is a full collapse next winter. A root tendril through a clay joint today is a £4,000 excavation in two years. Professional jetting clears the line back to the public sewer and a CCTV survey tells you why it blocked — so you fix the cause, not the symptom.

What Happens If You Wait

The Job Gets Bigger.
The Bill Gets Worse.

Every plumbing and drainage problem follows the same curve — cheap to fix early, painful to fix late. Here's what the wait actually costs.

Foul Water In The Garden

A backed-up lateral discharges into the lowest gully it can find — usually the one by your back door. Once foul water hits the lawn, you've got a Category 3 contamination event and a clean-up cost that dwarfs the original unblock.

Structural Collapse

Berkshire's clay drainage is over 50 years old in most pre-1980s properties. Once a joint fails, soil washes into the void and a sinkhole forms under your driveway, patio or front garden. We've dug out three this year alone in Bracknell.

Insurance Refused

Most home insurance covers a sudden drainage collapse — but only if you can prove it wasn't a gradual failure you ignored. A CCTV survey and dated report is your evidence. Without it, claims get knocked back.

Common Mistakes We See Weekly

  • Pouring caustic 'drain unblocker' down repeatedly — it eats clay joints and ceramic glaze
  • Calling a rod-only operator who clears the soft blockage but leaves the root mat that caused it
  • Ignoring a slow shower as a hair problem when it's actually a partial collapse 8m downstream
  • Building a patio extension over a manhole without an access frame
  • Buying a house without a drain survey on a property over 40 years old

Our Process

Five Steps.
Every Job, Every Time.

01

Site Assessment

Engineer on site same day. We locate manholes, identify the drainage layout and confirm which run is causing the issue.

02

High-Pressure Jetting

Up to 4,000 PSI through purpose-built jetting nozzles — clears fats, scale, debris and soft root growth back to the public sewer.

03

Colour CCTV Survey

Self-levelling camera through the cleared line. You see exactly what we see — root ingress, displaced joints, fractures, scale build-up.

04

Written Report & Quote

Full report with screenshots, location plan, severity grading per WRc standards, and a fixed quote for any repairs needed. Insurance-ready.

05

Repair Or Maintenance Plan

Patch lining, full relining, excavation and replacement, or a scheduled jetting plan — whatever the survey says the drain actually needs.

Why It's Worth Doing Right

Specific Outcomes,
Not Vague Promises.

Cleared, Not Just Probed

Jetting cuts roots and scours pipe walls. Rodding pokes a hole through the blockage and leaves the cause sitting there.

Evidence Of The Fault

Colour CCTV with a written WRc-graded report — accepted by every UK home insurer and conveyancer.

One-Visit Resolution

Jet, survey and quote in a single visit on most domestic jobs. No three separate trades, no three separate invoices.

Trenchless Repairs Where Possible

Patch lining and full relining mean we can fix collapsed and root-damaged drains without digging up your driveway or patio.

Long-Term Prevention

Scheduled jetting on problem runs (root-prone laterals, fat-prone commercial kitchens) stops the next blockage before it starts.

Commercial-Grade Standards

We work to WRc Manual of Sewer Condition Classification and BS EN 752 — the same standards Thames Water uses.

Technical Detail

How We Actually
Do The Work.

Drainage in Berkshire splits broadly into three eras: pre-war salt-glazed clay, post-war pitch fibre, and modern uPVC. Each has predictable failure modes, and a competent local drainage company should recognise them on the first camera run.

Local Knowledge

Bracknell-based, working daily across Wokingham, Maidenhead, Windsor, Ascot, Reading, Woodley, Woking and into West London. The right kit for Berkshire soil, Berkshire pipework and Berkshire weather.

Jetting Equipment & Pressures

Van-mounted jetters operating up to 4,000 PSI at 18+ litres per minute, with interchangeable nozzles — penetrator heads for hard blockages, flushing nozzles for scour, rotary nozzles for scale, and root-cutting heads for live root growth. Pressure is matched to pipe condition — old clay gets a lighter touch than modern uPVC.

CCTV Survey Equipment

Self-levelling colour push cameras for laterals up to 22m, crawler cameras for larger commercial runs, sonde location for marking pipe position and depth on the surface. Reports issued as PDF with screenshots, footage on USB if requested, and severity graded against the WRc Manual.

Trenchless Repair Methods

Localised patch lining for short defects — a resin-impregnated felt patch cured in place under air pressure, with a 25-year design life. Full relining for longer runs using inverted CIPP liners. Both methods avoid excavation, which on a Berkshire property usually means avoiding a £3,000 driveway reinstatement.

Excavation & Replacement

When a drain is collapsed beyond lining, we excavate. Trial-hole first to confirm depth and route, then dig safely, replace with the correct gradient (1:40 for 100mm, 1:80 for 150mm), reconnect with proper couplings, backfill with pea shingle and reinstate the surface — block paving, tarmac or turf.

Residential vs Commercial Drainage

Residential is mostly 100mm clay or uPVC laterals running to a public sewer or septic system. Commercial sites add interceptors, grease traps, attenuation tanks and stormwater management — all with planned maintenance regimes under H&S and environmental compliance. Sean's background is commercial Thames Water subcontracting, so the standards are baked in.

How much does it cost to unblock a drain?

+

A standard domestic jetting visit across Berkshire is £150–£280 depending on access and how stubborn the blockage is. The number is fixed before we start the work — never on the clock.

Do I need a CCTV survey or just a jet?

+

If it's a one-off blockage with an obvious cause (wet wipes flushed at Christmas), a jet alone is fine. If you've had two or more blockages on the same run, a survey is essential — there's almost always a structural cause underneath.

Are your CCTV reports accepted by insurers?

+

Yes. We grade everything against the WRc Manual of Sewer Condition Classification (the UK industry standard) and provide screenshots, location plans and severity scoring. Every major home insurer accepts our reports.

Can you reline a drain instead of digging it up?

+

In most cases, yes. Patch lining handles defects up to about 1m. Full reline handles entire lateral runs. Excavation is only required where there's total collapse or where the drain is too deformed for a liner to set against.

How long does a drain repair take?

+

Jetting and survey: one visit, typically 90 minutes. Patch liner: same day. Full reline: one day. Excavation and replacement: 2–4 days depending on depth and surface reinstatement.

How long will a drain repair last?

+

CIPP lining has a 25-year design life and 50-year practical lifespan. Excavated and replaced uPVC drainage runs are good for 80-plus years. We guarantee our workmanship for 12 months and the liner materials carry the manufacturer's warranty.

Do you cover commercial drainage?

+

Yes — planned maintenance contracts, emergency response, CCTV surveys, repairs and statutory compliance. Sean built the business off the back of commercial Thames Water subcontracting; commercial drainage is core, not a sideline.

What guarantee do you offer?

+

Every job leaves with a written guarantee — labour is covered by us, and manufacturer warranties on parts and fittings are registered in your name and emailed across with the paperwork. If anything moves, leaks or fails inside the guarantee window, we come back and put it right at no charge.

Are you fully insured?

+

Yes. Overflow Plumbing & Drainage Ltd (Company No. 12427151) carries full public liability and employers' liability insurance. Certificates are sent across with your quote on request — landlords and letting agents usually want them for their files.

Do you cover my postcode in Berkshire?

+

Yes — Overflow is based in Bracknell (RG12) and we run drainage work daily across Bracknell, Wokingham, Maidenhead, Windsor, Ascot, Reading, Woodley, Woking and into West London. If you're inside the M25/M4 corridor, you're in our patch. Call 07949 996627 and we'll confirm an arrival window on the call.
