How We Actually
Do The Work.

General building work covers a wide spectrum — from a non-structural stud partition that takes a day, to a knock-through with a 7m RSJ that takes two weeks. The skill is recognising which is which on the first visit, and pricing accordingly.

Local Knowledge

Bracknell-based, working daily across Wokingham, Maidenhead, Windsor, Ascot, Reading, Woodley, Woking and into West London. The right kit for Berkshire soil, Berkshire pipework and Berkshire weather.

Structural Alterations

Knock-throughs, chimney-breast removals, beam insertions, padstone installations, openings into masonry walls. All to engineer's design and load calculations. Building Control notification through a local-authority Building Notice or via an Approved Inspector. We don't do structural work without an engineer involved, no matter how confident we feel — it's not worth the risk.

Partitioning & Carpentry

Stud partitions to NHBC standard (75mm or 100mm CLS framing, double-board with insulation for acoustic separation, fire-rated where required between dwellings or in HMO conversions). Door linings, architraves, skirting, picture rails — first and second fix joinery to a paint-ready finish.

Plastering & Making-Good

Float and skim on blockwork, board-and-skim on stud, tape-and-skim where existing plaster meets new. Two-coat skim finish to a paint-ready surface, sanded smooth at the corners. We don't subcontract plastering — it's done in-house so the quality is controlled.

Coordinating With Services

First-fix plumbing and electrics are routed before plasterboard goes up. Access panels are designed in where future maintenance is likely. Notch and drill positions on joists comply with TRADA guidance. Every chase is overboarded back to plaster level so nothing telegraphs through paint.

Residential vs Light Commercial Building

Residential building runs to Approved Documents Parts A–P. Light commercial (small offices, retail, HMOs) adds fire compartmentation requirements, DDA compliance, fire-rated doors and frames, mechanical ventilation requirements and accessibility provisions. We work to both registers and source the right materials for each.

Do you do structural work like knock-throughs?

Yes. We coordinate a structural engineer for the calcs, install the steel to spec with proper padstones, and handle Building Control notification and inspection.

How long does a knock-through take?

A typical kitchen/dining room knock-through with a single beam: 5–8 working days from first hit to making-good. Larger openings or where chimney breasts come out: 10–14 days.

Do I need Building Control?

For load-bearing alterations, chimney breast removals, new bathrooms and most structural work — yes. We handle the notification, inspections and final certificate as part of the job.

Will the work be dusty?

Demolition is inherently dusty. We seal off work areas with dust-proof sheeting, use dustless saws where possible, and run vacuum extraction on chasing equipment. The rest of the house stays usable.

Can you decorate at the end?

Yes — we'll deliver to a paint-ready finish as standard, and can take it through final decoration if you'd like a single price for the lot.

Do you do extensions or new-builds?

Single-storey rear extensions and loft conversions yes, in partnership with our regular trusted contractors. Full new-builds aren't our core focus — we'll refer you to specialists if that's what you need.

Will my project be insured?

Yes — full public and employers' liability insurance throughout. Structural works are signed off by the engineer and Building Control. Certificates issued on completion.

How do I pay and when?

Bank transfer or card on completion for one-day jobs. Larger installs run on a clear schedule — deposit to secure the slot and order materials, a stage payment when first fix is complete, and the balance on sign-off. No cash-only nonsense, no pressure to pay before the work is signed off.

What guarantee do you offer?

Every job leaves with a written guarantee — labour is covered by us, and manufacturer warranties on parts and fittings are registered in your name and emailed across with the paperwork. If anything moves, leaks or fails inside the guarantee window, we come back and put it right at no charge.
